Open Houses in Real Estate can be highly debatable!  Some Real Estate Professionals and Sellers’ say that hosting an Open House is an absolute must, while others don’t agree.

Below we will look at some of the pros and cons to hosting an Open House.

Open Houses can generate extra exposure to the Sellers’ home.  This is a good thing!  Advertising via street signs, newspaper articles, online or social media, all of these options are great for promoting your Open House and can lead to additional exposure.

Many buyers’ who are searching for their new home love to stop by Open Houses because it’s a low pressure, more laid back feel.  They can pop in and out on their own time, they can receive information about the property, and come and go at their convenience.  This is appealing to many people because there is no pressure from another Realtor or from the Seller’s themselves.

This is also a great opportunity to view homes if you do not currently work with a Realtor.

A downside for some – are the “nosy neighbours”…..These are the people who come through your home with zero intention of buying.  They are looking to compare their property with yours, check out the layout of your home, get decor/renovation ideas, the list goes on.  For some – this makes hosting an Open House less than ideal. People worry about theft as well – after all – these are strangers touring your home.  Best advise is to never leave out valuables and lock up/put away anything you are worried about.  Keep your home clear of too many personal photos, valuables and personal items.  This way you don’t take any risks of being violated.
